Earnest Deposit

What is Earnest Money? Earnest money is paid by you the buyer, usually, through a wire transfer or a check which is usually held by the title company, This lets the Sellers know that you are serious about purchasing the home. The funds are held until the sale of the home is concluded, then they are put towards your downpayment.

Home Owners Insurance

After the inspections of the home, have concluded you will have to get homeowner's insurance. Your agent can assist you in this.

Home Inspection

A Home Inspection typically takes place 7-10 business days after the offer has been accepted. The Inspector tries to find every possible thing that is wrong with the home. After you get his or her report you can choose if you want to renegotiate the offer or proceed with the current offer. Your agent will advise you during this process.

Radon Testing

Radon is a naturally occurring, harmful gas, which is quite common in the Kansas City metropolitan area. Radon testing will be ordered alongside your home inspection. They will measure radon levels over a period of 2 days and if the Radon test comes back with a high reading your agent will most likely recommend requesting the sellers install a radon-mitigating unit before the closing.

Lead-Based Paint

Homes built before 1978 has the chance of having lead-based paint. This can be tested for during your home inspection if you request it. Your agent can assist you through this process.


Your lender will require an appraisal of the property after your home inspection. The Report created by the appraiser will be sent to your lender. Your agent can clarify any questions you have about appraisals


10 days before your closing, you are required to notify your utility companies that the property's account will be transferred to your name on the day of the closing. You should also file a Change of Address with the United States Postal Service.


Your lender will require a termite inspection and it will be ordered a week before your closing.

Final Walkthrough

Your agent will schedule a final walkthrough of the property 1-2 days before the closing to make sure that all the repairs have been made and that the home is in the same condition as agreed upon in the offer.


The title company and your lender will give you a closing statement that shows all the financial information of the purchase. Once the Closing is complete you will officially own the property.
